An owners corporation (formerly body corporate) manages the common property of a residential, commercial, retail, industrial or mixed-use property development. If defects exist in the common property, it will be the responsibility of the Owners Corporation’s to either rectify the defects or force the builder to do so. However, identifying the common property is often more difficult than you may think.
